Meritorious person M. Fakhrul Islam was born on 1 January 1984 in Charchandia (now Londoni Para) village of Samudrasnat Sonagazi upazila in a noble Muslim family. Father: Abdul Halim. One of the basic needs of people is the housing industry, although it is a mature industry, there are still many problems here. What is your opinion on this?
M. Fakhrul Islam:
I would say that the condition of the housing industry in Bangladesh is good in the current context, for those who maintain quality from the beginning of the business in this industry and deliver flats/apartments within a specified time as promised to the buyer. But the sales are a little less, but I think the reason behind this is that people’s trust in developers is decreasing day by day. In the recent times some of the developer companies have come into the real estate sector and have not handed over the flats/apartments as promised, taking money from even the respectable buyers. I will tell you that by passing the time by making various kinds of arguments, they have been turning the customers around for years, and even some companies have lost their money. I think that if even one buyer out of 10 buyers is harassed, then that one buyer discloses the matter to at least 20 other buyers, thereby placing the blame on the entire developer. In other words, the responsibility of the bad name is falling on the entire sector. In this way, the real estate sector is having some negative impact as the common buyers have lost confidence in the developers as well. Not only that, because of this lack of confidence, many of our expatriate Bengalis, who used to invest in the housing sector, have no shortage of investment. Reduced the amount significantly. Which is why investing in this sector some issues.
In this case, I think it is possible to overcome the recession in the housing sector if rehab takes effective steps with the help of the government to gain the confidence of the buyers. M Fakhrul Islam:
Yes, I agree that investment is a big factor in setting up an industry. Which is currently being felt by the owners of the housing industry. But almost every bank in the country is quite generous for genuine businessmen and industrial entrepreneurs. Nowadays most of the banks are making big investments through syndication. Getting investment in setting up industries is no longer a problem. If the banks of our country give the interest rate as our neighboring countries are charging, the flow of credit will increase to a great extent. It will establish extensive industrial establishments in the country.

What are the main problems in the development of the housing industry? Are you hoping for a solution?
M. Fakhrul Islam:
Increase in registration fee, long delay in design approval Rajuk, long waiting time to get gas, electricity and utility connection due to which many times it is not possible to hand over flats/apartments to customers within specified time. We still have to go to at least 10 places to collect various documents and simplify them. I am only listening to the words of hope. The concerned department of the government to identify the issues and take effective measures. In this case, the leaders of Rihas should be more active. As a member of Rehab it is our lifeblood.

How optimistic are you about the future of Bangladesh?
M Fakhrul Islam:
To be honest; I am an optimist myself. Love to dream love to hope too. Bangladesh will overcome all problems and become a developed country one day.
